These terms and conditions govern reservations and stays at the apartment offered on this website. Bookings are usually made via the Previo reservation system. If specific provisions differ in your booking confirmation (e-mail / Previo), the confirmation prevails.
1. Definitions
- Provider: the person listed in the identification block above.
- Guest: the person making a reservation or staying at the property.
- Contract: the accommodation agreement concluded when the provider confirms the booking (typically via Previo).
2. Booking and contract
- The guest submits a request/booking via the website (Previo) or another agreed channel.
- The contract is concluded when the booking is confirmed (typically by e-mail / Previo).
- The guest must provide accurate details and report changes without delay.
3. Price and payment
- The stay price is shown in the booking process (Previo) or in an individual offer.
- Payment terms (deposit/balance, due dates, fees) follow the booking confirmation and Previo settings.
- Local tourist tax (if applicable) is paid according to stay information.
4. Cancellation and changes
Cancellation rules (fees, deadlines, non-refundable amounts) are stated for each booking in Previo or in the confirmation. In case of conflict, the booking confirmation prevails.
4.1 Additional Previo terms
The binding price and scope of services for the guest is always the price and service list on the accommodation voucher. Cancellation must be sent in writing by e-mail (with delivery receipt) to filektomas@seznam.cz. The decisive moment is the date and time the e-mail is sent.
4.2 Current cancellation rule
If the stay is cancelled less than 3 days before arrival, the cancellation fee is 100% of the stay price (as set in Previo / the voucher).
No cancellation fee applies in documented cases of death in the family, hospitalisation, serious illness, military call-up, or natural disaster (proof required within 3 days).
5. Check-in / check-out
- Check-in and check-out times are listed on the website and in stay information.
- Contactless check-in may be used (e.g. smart lock). Access codes must be kept confidential.
- Maximum occupancy must not exceed the booked capacity.
6. House rules and liability
- No smoking inside unless explicitly stated otherwise.
- No parties or excessive noise; quiet hours must be respected.
- The guest is liable for damage to equipment and must report it promptly.
7. Complaints
Any defect must be reported to the provider without undue delay so it can be resolved.
8. Right of withdrawal (consumers)
For accommodation on a specific date, the 14-day withdrawal right typically does not apply. Cancellations follow booking terms.

10. Dispute resolution
EU consumers may use ADR via the Czech Trade Inspection (www.coi.cz) where applicable.
11. Final provisions
- These terms are effective from publication on the website.
- The legal relationship is governed by the laws of the Czech Republic.
